Night of the Stars Gala Spotlights JMA Projects

 

Last Friday three JMA projects; Ballinger Heated Storage in Shoreline, the Bell Marymoor Park Apartments in Redmond, and Lam’s Seafood Asian Market in Tukwila; finished as finalists for awards at NAIOP Washington Chapter’s Night of the Stars Gala.

“We were honored to attend this virtual event highlighting impressive developments from all over the region,” said JMA Associate Dan Rasmusson. “Each of our nominated projects showed our firm’s ability to design the built environment for the benefit of our clients and their communities.”

Lam’s Seafood Asian Market

Finalist- Redevelopment/Renovation of the year

An icon for the Vietnamese community:
George Nguyen, the owner of Lam’s Seafood Asian Market which started in Seattle, came to the U.S. from Communist Vietnam on his father’s boat with 38 other refugees in 1979. He first started a grocery store in Kansas with his wife, and eventually opened Lam’s in Seattle along with a new Tukwila store which opened earlier this year.

JMA renovated an existing building for the new store in Tukwila. The project included a new building entry, a 1600 SF building extension with a tower, exterior canopies, new storefronts, roll-up garage doors, covered outdoor patio seating, and enhanced landscaping. The tower is inspired by a landmark market in Vietnam, Ben Thanh, and will hopefully be an icon for the nearby Vietnamese community.

Finalist- Industrial Development of the Year

The first LEED certified self storage facility in the state of Washington:
JMA was designing a self storage facility in Shoreline, WA when the city implemented a 6-month moratorium on self storage facilities. The moratorium allowed the city to evaluate the effect self storage facilities had on the community and update zoning. Our team worked closely with the city to come to a resolution that would meet the needs of the city, all while advocating for our client. One of the outcomes of the moratorium was a requirement to meet a minimum LEED Certification.

The facility, Ballinger Heated Storage, became the first self storage location in the State of Washington to earn LEED Certification from the U.S. Green Building Council. Designed with plenty of natural light and accessible features, the 4-story facility has 100,000 SF dedicated to semi-heated rental units, a daylit basement, and a 600 SF leasing office.


Bell Marymoor Park Apartments

Finalist- Suburban Multi-Family Development of the Year

A unique design for the Pacific Northwest:
The Bell Marymoor Park Apartments, situated next to Marymoor Park and the East Lake Sammamish Trail in Redmond’s fast-growing Marymoor Village, is a 226-unit apartment complex made up of four 5-story buildings which wrap around a parking garage with 340 stalls. The amenities include spaces for exercise and indoor/outdoor entertaining, as well as bike shops, secure storage, and pet grooming adjacent to the trails.

JMA designed the apartments as a “wrap” where a facility wraps around and partially or wholly conceals a parking garage structure. This design is common in Texas and in the Southwest but far less common in the Pacific Northwest. Thanks to the wrap, each tenant can park directly on the same level as their apartment and without having to travel vertically in an elevator.
