JMA Confident In New Package For 10 Year Project
JMA has been working on the City Center of Redmond project, a 9-story residential tower and 9-story office building development, since 2010 and recently submitted an upgraded design to the client, Cosmos Development Company. The project had to wait for Redmond to grow a little more before it was ready to become an urban high rise.
“The project, intended to provide workspace opportunities as well as housing, represents a significant investment in the future of downtown Redmond,” said Principal Robin Murphy. “It has always been intended to be a node for civic gathering, but this latest iteration is a balance between retail, office and residential in one project.”
The urban renewal mixed-use development is in the heart of Redmond’s Town Square District and offers a connected pedestrian pathway leading to neighboring sites as well as common areas available to the public. The most recent package includes enhanced sustainable design features. The entire facility is 638,240 SF with retail space in the podium below the two towers.
“It’s an exciting project because just like the Alexan Marymoor Apartments, built as the first development in Marymoor Village, this development is making Redmond’s CBD growth areas super accessible and livable,” said Murphy. “Thanks in part to our work, Redmond is becoming a community where housing, work, transportation, recreation, and outdoor activity are well integrated.”
In 2021, the parking podium will be built first, followed by the 270,000 SF office tower. This will be followed by the 230 dwelling unit multi-family tower. The residential tower has land use approval and the office tower was reviewed in February and is in its second review.
