JMA Designing Modular Apartments for Pinehurst Neighborhood
Earlier this month JMA submitted a request for a pre-application report to the City of Seattle to redevelop a Pinehurst commercial property into a mixed-use, 80-unit apartment building using mostly modular construction.
“JMA has been a pioneer of modular construction in the Pacific Northwest,” said Principal Matt Laase. “We are excited to see this project potentially enhance the Pinehurst neighborhood while putting the modular approach on full display.”
The report, submitted on behalf of the Darvish Group of Greater Los Angeles (represented by Victor Hernandez of Victory Lane Brokerage), proposes 2,000 SF of retail/commercial space and 1+ levels of parking. Each unit could potentially be pre-constructed with 15’ by 12’ wood frame modules (a modular strategy for controlling costs, increasing the speed to occupancy, and adding value to the entire development process).
The next step is for the city to provide a report outlining the project’s requirements for zoning, street improvements, as well as water and sewer availability.
The trapezoid-shaped property is 18,899 SF and currently hosts small buildings leased to a plumber and an automotive business. It is listed at 11548 Pinehurst Way Northeast and extends East to 15th Avenue Northeast.
“Accessible housing options are so important for our region,” said Laase. “These new apartments would provide much needed housing for the Pinehurst neighborhood, soon to be transformed by the upcoming Northgate light rail station as well as the Northgate Mall redevelopment.”

Skyline Communications Moves into JMA-Designed Office and Warehouse
Skyline Communications, a Pacific Northwest telecommunications and security provider, recently moved into a new JMA-designed office and warehouse in Everett, Washington. The 11,000 SF building gives the company more space for business operations, equipment staging, system mockup, training, and design.
“It was an honor to work with a Washington-based business to help grow their operations,” said JMA Associate Meghan Craig who designed the building to include a rooftop solar array, strategically placed canopies based off the interior programed spaces, framed views to the surrounding environment, and natural light for the office and warehouse occupants.
“JMA was a part of the project from initial feasibility studies through construction and this level of involvement helped create multiple indoor environmental quality design solutions,” said Craig.
The solar array provides 100 percent of the facility’s power needs, making it carbon neutral on an operational basis.
The office was positioned to take advantage of the view towards the nearby Paine Field Community Park with windows facing north and providing daylight without direct heat gain. Northeast stair windows also provide views out to the park and create an enjoyable experience for occupants as they move between floors.
“JMA turned our vision for a facility into a home for our business,” said Tom Jordal, President of Skyline Communications. “The workspaces allow collaboration while the layout of shared spaces make this a place people want to come to work.”
The 6,000 SF warehouse includes four loading docks, equipment staging sections and system mockup areas for training and design work, while the 5,000 SF office space consists of utility areas and open offices organized by department, three different sized meeting rooms, a break room, and a rooftop deck.
“It was a great experience working with Skyline Communications, who expressed an interest in creating an environment that would foster collaboration and teamwork from the beginning programming stages of the project,” said Craig.
The facility was constructed by Sea Con, LLC, under COVID-19 safety precautions.
JMA Attends Inaugural Voyage for Tour Boats Inspired by PNW Native Culture
Earlier this week Principal Robin Murphy and Designer Sara Vernia set sail on Elliot Bay for the inaugural voyage of Orca One, a tour boat they designed for Salish Sea Tours.
Orca One is 1 of 2 boats designed by JMA last year for the new waterfront attraction. The boats incorporate Native American art and culture, and each tour will give a historic perspective of Seattle.

Seattle Design Festival 2021
August 21, 2021 (Noon-2 PM)

Thanks to Designer Che Fortaleza, JMA is showcasing a 12’ by 12’ four square court at the 2021 Seattle Design Festival on August 21st. The court will be surrounded by a 24’ by 24’ border to keep players and bystanders socially distant. A fun and safe experience at the festival will hopefully inspire the installation of courts throughout Seattle.
Emerging in 2021 will require us to challenge ourselves, become more aware of our surroundings, and create new positive experiences. Four Square, the classic elementary school game, requires an awareness of surroundings and often fosters friendly competition. Players must quickly adapt to the movement of the ball and be able to laugh at themselves when they make an easy mistake. JMA would like to show you how a simple game in a creative space can inspire interaction and adaptation, and ultimately create a sense of emergence in our city.
The pandemic created a new desire for connection as well as safe outdoor activities. Through four square courts, we can use the challenges of the pandemic to create a new sense of community as well as new opportunities for creative expression. Come play!

JMA added 4 new employees to its Seattle team in May: HR Assistant Tatjana “T.J” Hardy who dove headfirst into helping with HR and front desk duties; Senior Interior Designer Sarah Larson and Interiors Lead/Associate Sean Kendig who together relaunched JMA’s interior design department; and Margot Turek, a Designer who recently received a Master of Architecture degree from the University of Washington and is assisting Sean with TI projects.
