NIWA Apartments Spring into Construction

Commercial real estate developer and JMA client Vibrant Cities recently secured funding to begin construction on the NIWA apartment building in Seattle’s Lower Queen Anne neighborhood.

“JMA designed this lively mixed-use building in 2017, and I am excited see this project through to the finish line,” said JMA Associate Dan Rasmusson. “The development will bring a fresh energy to this beautiful and historic Uptown neighborhood.”

NIWA will be an 8-story mixed-use, mid-rise structure with a single-story basement, 127 residential units and 29 parking spaces. The total building area is approximately 97,211 SF. Vibrant Cities is also developing the nearby 8-story Roystone Apartments which have already made a lot of progress in construction. Both developments will have ground floor retail space and a below grade parking garage.

Pavilion Construction is managing NIWA’s construction which will likely be completed in 2023. The first order of business will be a monthlong demolition of the existing building (currently a retail strip). The project will then have 5 levels of Type IIIA construction over 3 levels of Type IA construction.
