Ballinger Heated Storage Offers Sustainability and Safety
Ballinger Heated Storage, which opened October 2019 in Shoreline, was designed by Jackson | Main Architecture (JMA) as the first LEED Certified self-storage facility in the state of Washington.
“During the design, the City of Shoreline implemented a six-month city-wide moratorium on self-storage facilities in order to evaluate the effect self-storage facilities would have on the city.” said JMA Principal Robin Murphy. “We worked closely with the city to come to a resolution that would meet the needs of the city and the owner, Glacier Real Estate. One of the results was a requirement for self-storage facilities to meet a minimum LEED Certified Certification.”
The four-story facility (with a daylit basement) includes 802 storage units ranging in size from 5x5' to 10x30'. Amenities include a well-lit covered loading dock with a raised loading platform that can accommodate four moving trucks simultaneously.
In addition to truck parking stalls there are seven vehicle parking stalls, including one van accessible stall. The van accessible parking stall provides direct access to the leasing office and storage lobby. Should an individual want to make an inquiry at the office or pick up/drop off a small item from their storage unit, there are four bicycle parking spaces, two covered and two uncovered.

“JMA-designed self-storage facilities focus on ensuring the security of the end user through natural light and navigable open spaces,” said Murphy. “This facility’s organized layout of units allow for clean sight lines from one end of the building to the other with strategically placed windows on the east and west facades. The idea was to enhance wayfinding and create a sense of safety for all customers.”
Open 365 days a year, Ballinger Heated Storage offers boxes and shipping supplies, free to use loading carts, and U-Haul rentals. The facility is heated to 60 degrees with a specialized ventilation system as well as temperature and humidity control for each unit. These features inhibit mold and mildew and create a comfortable space for customers.
JMA is also designing Shoreline Self Storage which will be the second LEED Certified self-storage facility in Washington.
