JMA and Kimco Realty Continue Enhancing Washington Retail Spaces
JMA recently designed an important tenant improvement for longtime client Kimco Realty at the Marketplace at Factoria in Bellevue, Washington. The space, now occupied by a major online retailer’s brick & mortar grocery store, was previously home to a Safeway. JMA was hired to adapt the new tenant’s prototype to the shopping center’s standards.

In working for Kimco Realty, JMA has designed landlord tenant improvements on spaces for major retailers such as Old Navy, Guitar Center, Office Depot, TJ Maxx, Michael’s, and Starbucks. Below are just a few notable projects:
2018
JMA was hired by Kimco Realty to design improvements to the Frontier Village Shopping Center in Lake Stevens, Washington. The exterior remodel included the remodel and replacement of existing siding, canopy and lighting on a TJ Maxx and Michael’s.
2019
JMA designed a 9,400 SF remodel for Kimco Realty at the Marketplace at Factoria which included two new storefront entrances and space for an additional mall tenant. The design maintained the existing anchor tenant space while creating an opening for the new tenant, Ulta.
2020
JMA helped Lam’s Seafood Market open its second location in Tukwila by renovating an existing concrete retail building (owned by Kimco Realty). The design transformed a back-of-house loading dock into the primary entry with the addition of a tower, exterior canopies, new storefronts, roll-up garage doors, covered outdoor patio seating, and enhanced landscaping. Inspired by a landmark market in Vietnam, this renovation sits as an icon for the Vietnamese community in Tukwila.
“In this recent project, our goal was to maintain the tenant’s prototype and simultaneously re-purpose as much of the existing space as possible in order to help the owner save on development costs,” said JMA Designer William Bilyeu. “Our firm is great at working with many players, and I’ve personally enjoyed working with Kimco to find solutions that work for everyone involved.”
