Kent Warehouse to Break Ground, Pursue LEED Silver Certification
PS Business Parks plans to break ground this month on a new 82,000 SF flex warehouse for the 212 Business Park in Kent, Washington. The project, designed by JMA, is pursuing LEED Silver Certification.
“As part of our ESG program, PS Business Parks is committed to sustainable development and our pledge to build every new development to meet LEED® Silver certification standards through the U.S. Green Building Council,” said PS Business Parks Vice President and Director of Facilities Eddie Ruiz.
Trinity Real Estate is working as an owner’s representative for the project, and Glumac is managing the LEED certification process.
The 212 Business Park
PS Business Parks purchased the 212 Business Park property in 2012. The park, encompassing 1 million SF in 8 buildings, was 50 percent vacant at the time with low clearances, limited sprinkler capacity, and abandoned rail spurs. JMA helped reposition the property with cosmetic and functional improvements, and softened the appearance with landscaping, additional tenant storefronts, and repurposed rail doors with pervious asphalt grade ramps.
The new warehouse, replacing an existing parking lot, will be the first development on the property since the purchase.
Overcoming Hurdles
In 2019, the City of Kent restricted development of industrial facilities to create more rigorous design standards, a major hurdle for the new warehouse project. The new standards impacted the project by requiring minimum glazing percentages, greater pedestrian access, and provisions for outdoor amenity space.
“The warehouse is one of the first projects to receive industrial design approval from the City of Kent under the new standards, and I am so proud of our team for working to overcome this hurdle,” said JMA Architect Casey Kispert.
The Facility
The new warehouse will include 6 tenant spaces, each with an approximately 575 SF office space. Two of the tenant spaces will be 20,000 SF and the other 4 will each be 10,000 SF.
“The new building gives us more flexibility,” said PS Business Parks Divisional Vice President Stuart Hutchison who oversees the company’s Southern California division and Seattle portfolio. “We can have one large 80,000+ SF customer or eight 10,000 SF customers in a brand-new Class-A building.”
